Developer pulls out of Westfield flag lot project, but moves forward with 8 other plans

During a recent Planning Board meeting in Westfield, a proposal to create a flag lot at 68 Northwest Road was withdrawn by Rob Levesque of R. Levesque Associates. The decision to withdraw the application was made prior to the board’s vote on a special permit for the project.

Levesque cited a lack of support from the board as his reason for withdrawing the application. He expressed his belief that the necessary votes were not present to approve the project during Tuesday’s public hearing.

A flag lot is a type of land division where a long, narrow strip of land, known as the “flagpole,” provides access to a larger, typically secluded parcel of land that is located behind other properties. The proposed flag lot at 68 Northwest Road would have required a special permit from the Planning Board in order to move forward with the development.

The decision to withdraw the application without prejudice means that Levesque and his associates have the option to resubmit the proposal at a later date, if they choose to do so. It is unclear whether they plan to revise the project and bring it back before the Planning Board in the future.

The withdrawal of the flag lot proposal at 68 Northwest Road marks a temporary pause in the development process for the property. It is likely that further discussions and revisions will be necessary before any future plans for the site can be approved.
